Hi Cliff,

I'm doubtful that you'd remember me, but I asked for a referral to a San
Pedro Realtor and you led me to Bob Locke.

Well, the property on SP ended up going direct to an investing mgmt firm, so
I didn't use him. But I was impressed enough with his approach that I had
him do the sale of my home in Lakewood.

I can't thank you enough for the referral. He dove right in, suggested a
collection of improvements to be done and I can safely say that he doubled
the return on the capital improvements that he coordinated and supervised.
He took a 50's tract home, that had long fallen into disrepair and turned it
into a gem. Mind you, I had purchased this home as a fixer, lived in it for
a dozen years and did very little towards my lofty goal. But Bob polished
my plans and got the rest done.

The net result is that it had a full offer before it made it to listing.
Then another bid above asking on the day it did post to the MLS. This in an
area that has slowed down to where this is now rare. In fact, there was a
comparable listing just one block away that had been listed a month before
my house and it just sold. So that shows how Bob's touch added distinction
to the property to where it moved immediately without having to compromise
in price. No question, I got top dollar.

I was surprised to learn that though you have used Bob yourself for
purchases, that you haven't used him as listing agent. I'd encourage you to
put serious consideration towards using him if the need arises in the

I just wanted to convey my sincere appreciation for the Realtor, Bob Locke I selected in Los Angeles to handle the selling of my Condo. Bob went above and beyond the normal duties of a Realtor by coordinating many upgrade activities while I was busy transferring to my new work location. We left in a hurry on June 17th and within one week, Bob scheduled reliable high quality contractors to refinish the hardwood floors, paint the entire inside, tile the kitchen floor, and perform extensive cleaning. Needless to say the property went on the market on 1 July, and we had multiple offers 3.5% above asking price. I anticipate the deal to close quickly in 21 days as desired.
